1111 Light Street
The 1111 Light Street project is an 8 story, 185,000 square foot apartment and office building located in the center of Federal Hill. The project scope included the demolition of several existing structures while maintaining the integrity of the buildings in close proximity. The new construction included a 4 story office building on Light Street and an 8 story apartment building (with 2 levels of below grade parking) off Weber Street. The project qualifies for the Baltimore City Green Building Standards (USGBC LEED-Silver equivalent). Construction began in June of 2011 and completed on-time in August of 2012. The “green” components of the project include green planted roofs, recycled materials, high efficiency HVAC systems, low emitting lighting, natural light features and a waste management program specifically for recycling. This project is special and unique in so many ways. It is the definition of urban renewal. The project provides a work place and residences in the center of Federal Hill where a vacant and deteriorated building once stood. It was built in a zero lot line which provided logistical obstacles in city construction that were overcome by meticulous planning. The project was designed and budgeted by the “team” for three to four years before a shovel hit the ground. There were several rounds of value engineering with innovative ideas that reduced the budget by several million dollars. This design, budget and value engineering process allowed the project to move forward to construction.
